Points to consider when preparing to rent your property

Are you considering starting your journey as a landlord? Before you dive in, there are a handful of important jobs to do within your property and necessary preparations to complete before handing your property over to your managing agent and to ensure a smooth start to the new tenancy. 🏡

Time to Fix It Up…

Be sure to complete all of the little maintenance jobs that have previously been delayed. Tighten loose door handles and replace blown light globes. This will help to prevent simple maintenance requests from your tenant once they move in.

…And Clean It Up!

A tenant must legally return a property at the end of their tenancy in either the same or better condition than they received it. Ensure your property is thoroughly clean throughout upon handover, meaning it will need to be returned in the same way.

Remove What Matters

If you are letting your property fully furnished, be sure to remove any valuable items or those of sentimental importance. This removes the risk of them being lost or damaged throughout the tenancy.

Protect Yourself and Your Home

Prior to a tenant moving in, look for a suitable landlord insurance policy for your property. Most insurance companies offer policies for permanent rentals. However, do ensure that your agreement includes coverage for rental arrears.

Expect the Unexpected

Ensure that you have budgeted for the running maintenance costs of the property, as well as any unexpected issues that may arise or periods of vacancy. While your Property Manager will do their best to have the property filled, circumstances can change for tenants, meaning they may need to vacate the property earlier than expected.

Don’t Forget!

Finally, be sure to have all of the little things and details finalised prior to the start of the tenancy. This includes providing multiple sets of keys for the property. Usually, we’d recommend providing around three to four sets. If you wish for utilities such as council rates or water rates to be paid from property income, organise to have these re-directed to your property manager who will arrange payment for you.
